Residential Condominiums - Midland, Michigan 

There are about a dozen condominium associations in the Midland area.  Most are located inside the City of Midland boundaries.  They average 25 - 60 units and values of units sold in 2011 run around $75,000 - $300,000.  A couple of newer complexes are still under construction but most are completely built out and fully fund the maintenance budgets.

Midland condo fees range from $150 - $280, covering both standard short and long-term maintenance tasks.  Short-term could include snow removal, lawn care, and upkeep of common areas.  Longer-term projects might be items like a roof, exterior walls (siding), roads, and other major structural items depending on what the complex bylaws and master deed have set up.

Condo bylaws are the operating rules for owners.  They regulate items like pet ownership, maintenance delegation, rental policies and lifestyle restrictions.  The financial strength of a condominium association is a critical issue for a buyer to understand before the purchase and/or closing.  Those funds pay for the maintenance needs, which certainly contribute to the unit's value and resale consideration.
